Gonnering Property Management offers full service real estate brokerage for the greater Kenosha and Racine areas, managing all types of properties. Whether you intend to be a landlord for just one or two years until you’re able to sell your property or if you plan to retain your property (or portfolio of properties) for an extended period of time, we are happy to be your property manager of choice and will do so emphatically. Leasing and

Administrative Services:

Market the property and conduct property tours
Obtain and screen all applications and present qualified applicants to owners
Preparation and maintenance of lease documents and amendments
Enforcement of rules and regulations to adhere to all fair housing laws
Perform all move in and move out procedures
Promptly respond to owners and tenants requests
Review annual property-liability/fire insurance policy and premiums

Accounting and Financial Reporting Services:

Collection and deposit of rents, security deposits, and other income
Track delinquencies and send rent reminders
Serve 5 day notices and follow through with eviction only if necessary
Processing security deposit reconciliations
Preparation of monthly,quarterly, and annual operating statement

Home Selling Guidance

On call 24/7 for emergency maintenance calls
Perform annual property inspections
Maintain a vast network of vendors and contractors to provide competitive pricing
Obtain bids for all contracted work, such as lawn care, snow removal, trash collection
Coordinate any capital expenditures as directed by the owner
Coordinate work needed to get a vacant unit ready for rent
